Co-financing for the construction of eco houses – passive and energy-saving housesOn December 7, 2019 by admin
‘Eco’ solutions that are nature-friendly are becoming increasingly popular in the world. Even houses can be built in such a way that they are environmentally friendly. Those eager for such investments can count on funding.
Eco-houses – innovative energy saving in your own home
Passive houses are characterized by the fact that they have a structure designed to minimize energy consumption during operation. We can safely speak of them as Eco houses, which are heated almost only by renewable sources.
Such a house is not the cheapest option when it comes to laying out the money to buy it. Only later, thanks to the innovations used in it, man saves for decades, thanks to economical operation. However, the EU comes to the rescue, which offers special funding for the construction of eco houses.
Co-financing for the construction of eco houses
Poland has a PLN 300 million subsidy that it can use to finance the construction of energy-efficient houses. This system has been implemented with us since the current 2013 and will be developed until 2018, so that all payments of co-financing will be completed by 2022. The subsidy from the National Fund for Environmental Protection and Water Management is intended to repay a part of the loan that we took for the construction of the Eco House and it is granted by the bank, based on the contract with the National Fund for Environmental Protection and Water Management.
The main indicator of obtaining a financial subsidy is obtaining an appropriate, and most importantly required in the program assumptions, annual indicator of energy consumption necessary for heating and ventilation of the house. It is calculated according to strictly defined guidelines included in the appendix to the program. The design and construction of the house itself must meet the criteria, not only on paper, but also later during construction. The subsidy will be granted only if the house correctly meets the standards and design requirements contained in the program and relevant annexes. Moreover, the construction of the house cannot exceed 36 months from the date of signing the loan agreement. The loan amount must be higher than the grant amount.
A person who applies for a grant must pay income tax from the grant amounts. This funding can not be combined with any other, because this surcharge is one-off and meets the requirements and investment objectives.
Who can apply for eco home funding?
This can be done by any natural person who has a building permit and the right to dispose of the property at the construction site of the new Eco home.
The subsidy program also covers all investors planning to build energy-efficient houses with the developer. Investors who decide to build such a house by 2018 may receive quite a lot of funding.
